Can anyone tell me what the proposed assessment and the actual assessments ar for Apache Trail in Havelock? Are there any issues with that neighborhood? Are the walls thin? Anyone live there or own there? What does the HOA cover? Thanks :)

What do you mean by proposed assessment & actual assessment?

Assessments are usually for re-roofing & paving improvements (I believe it would cover parking lot and private roads within the community).

I've had friends that lived there, not sure if they owned or rented - never asked.

It's okay, but the surrounding complexes are seedy.

I thought I had heard of some assessment over the HOA they charge, but maybe not. What surrounding complexes?

There are several apartment complexes on Church/Lake Rd, directly behind Apache Trail.

Yes, an assessment will be over the HOA fees charged. Usually it's for what I said above. HOA fees usually cover lawn maintenance. Any major repairs would be a separate charge. The HOA won't just do an assessment, they'll put it to a vote to approve the work and get estimates to set the portion every homeowner would need to pay to get the project completed.

Parking is a beech in that hood. Good luck fighting for a parking spot. HOA rarely unforces parking lot disputes. Waste of time bc they won't make any money. Lol

Does anyone know what the rent is typically running for their 3 bedroom 2 1/2 baths? I thought it looked like a nice complex. Thanks :)

A proposed special assessment means an idea is being discussed but hasn't been adopted yet by hoa. A confirmed special assessment means the idea has passed and is being implemented.

If you are renting, you shouldn't have to pay the HOA fees or any assessments. That's the owner's responsibility and should be built into the rent.
